How to Obtain Refinancing and Closing Documents

For those interested in selling their home March and April are noted as being the best time to list it for sale, but what happens after you accept an offer? What if you plan on refinancing your home to fund your remodeling project, lower your interest rate, or shorten the span of your mortgage? One of the first things you may be asked to find out is how to obtain refinancing and closing documents from your association. Your lender or closing attorney may say you need a Questionnaire, 22.1 Disclosure, or Paid Assessment Letter (PAL).

These documents can be obtained by going to, while on the home page you would scroll down to see “Selling or Refinancing? Order Documents” at the bottom of the page. From here you will be re-directed to Home Wise Docs to create a login, if you do not already have one. It is important to make sure you know your associations full name or the full address or Home Wise may not be able to locate your association in their system. Once you select your association you will need to specify if you are purchasing/selling or refinancing. Based on your search criteria you will then be given different bundle and document options. You should verify with your lender or closing attorney all the documentation you will need to save you time, and possibly money, so you won’t have to make multiple orders.

Before placing your order you’ll want to verify your closing date. Standard orders take 21 business days to be completed. If you need it sooner, there are a few different Rush Fees you can select when placing your order, or you can go back in and add a rush fee after you have placed your order. If at any time you have trouble placing your order or navigating the Home Wise site, they have a wonderful customer service department. Once your order has been placed, one of our Closing Department associates will work on your order. We strive to get the orders out prior to the due date but keep in mind that all orders need to be approved by the Property Manager of the association prior to being released. We understand that these orders are time-sensitive and a closing may have been moved up and if a request is made to get them sooner we will do what we can to try to accommodate this, but there may be several orders in front of yours that paid rush fees to get them by a certain date.
